Apply for a Memphis rental home.

A clear, four-step process. Homes are offered first-come, first-served, and a home is officially reserved once the lease is signed and the security deposit is submitted.

Our 4-step application process

Submit your application

Review the requirements below before applying, then submit. Providing complete and accurate information up front helps prevent delays. Each adult who will live in the home applies.

Get approved

Our team screens your application, usually within minutes. If we need anything else to finish, we will reach out. Then we let you know as soon as you are approved.

Finalize move-in details and lease

After approval, we confirm move-in details and send your lease electronically. You sign it and submit the security deposit (or an equivalent deposit-insurance policy) to secure the unit.

Move in

Once the lease is signed, you receive your move-in instructions. All move-in charges are paid before access is granted, and the home is yours.

Qualifications

What we look for. Knowing this up front makes for a smooth application.

Age

18+. Each occupant 18 or older must complete a separate application. The application fee is $80 per adult, which covers third-party screening and is non-refundable.

Income

Household gross income must be at least 2.25 times the monthly rent.

Credit

Favorable credit history with no open bankruptcies within the last 7 years. No credit is better than bad credit.

Rental history

Evictions within the last 7 years or unpaid rent to a prior landlord may result in automatic denial.

Background screening

We screen in accordance with federal and state laws; criminal history may result in denial.

Co-signer

If income or credit is not sufficient, we may request that you add a co-signer to your application.

What you will need

Valid photo ID

An unexpired driver’s license or other government-issued photo ID, along with a matching selfie to confirm identity.

Proof of income

Recent pay stubs or bank statements for the past two months, or connect your bank account to verify income.

Payment method

Have your payment details on hand to submit the application fee and pay any move-in charges when the time comes.

Pet details

We are a pet-friendly landlord. You will be asked for information on any pets. Service and emotional-support animals are verified with no additional fees. See the pet policy.
